  • As all residents know - the visitor parking at Kelvin Grove is quite limited.

As a reminder owners and residents are not permitted to park in visitor parking at any time. A request has been released to form a visitor parking patrol for enforcement. If you would like to volunteer please contact Info@CastorCondos.com.

The board is also investigating alterate parking options with adjacent properties to promote to residents who have multiple vehicles.

  • A special levy has been approved by the board of directors, issued on July 15th, 2025, which is due and payable on September 15th.

See the Notice of Special Levy.

37 of 42 units are currently paid in full. We thank these owners for their attention to this critical item.

  • Following a very complex tender, Fire Ant Contracting has been awarded a project in 2026 valued at $120,419 + GST. This tender was tight with very reliable pricing from four well trusted vendors:

    • Fire Ant Contracting ($120,419 + GST)

    • Abris Construction ($130,851 + GST)

    • Fort Sands Construction ($123,086 + GST)

    • Go West Construction ($130,148 +GST)

This project will include repair of structural concrete in two locations, repair/replacement/lifing of concrete in 7 locations as well as a rehabilitation of the South parking lot which will include electrical repairs, replacement of the North sidewalk, new car plug pedestals, a removal/compaction/repaving of the centre drivelane in heavy duty asphalt, and an overlay of new payment in parking stalls to match the North parking lot.

The full scope of work is included in the 2026 Project Tender Package.

  • The heavy June rains led to a discovery of a few causal issues to the water damage in some units. Following investigation, approximately $20k in exterior work is scheduled for September 22nd to 26th to seal the cap flashing and to increase the capacity of the down spouts with larger scupper drains to help the roofs to shed water in heavy rain events.

Following these repairs, interior restoration of affected units will be scheduled.
